Excitedly I logged in with my phone to experience über fast Internet but was met with nothing.

Surely this is a joke.

I ring iinet, assuming they have paused the service until they are advised everything is fixed. In a comedy of errors they tell me they can't reinstate the service until NBN officially tells them to. They call NBN and can't get through. I call our NBN contact who says everything is fine, they have the info, put pressure on them. Go back to iinet, they get hold of NBN who tell them there is still a network error. Back to our NBN contact who goes off to fix whatever is going wrong. Day 4 since install. Still no internet. Still no phone. This is becoming a joke. It had taken us ages to agree on a light for the kitchen - funny how that happens. The kitchen table light was a quick decision - bought whilst we were deciding on the carpet quote. The kitchen lights though were a completely different story. There were many lights that we liked individually but it was next to impossible to agree on a light together.

On a trip to Prospect to find a fabled new interior store we gave up after not locating it and went into Beacon in the hope of finding something, and if not the exact light some inspiration. I was starting to give up after we kept looking at lights that one of us said no to when Doug finally poured out a glass/wooden option that I adored! Quickly I agreed that we should get them for fear that this moment would not come again
Whilst the sales person was out the back making sure they had two we were still looking around. I had seen the perfect light on The Block for our bedroom a couple of weeks earlier but it seemed that they were sold out when I went looking online so had found an alternative that I hadn't quite ordered online yet. And lucky I hadn't! Doug and I stumbled upon the last two in NSW. What a find! Such a successful day that was then matched by Ike's shopping.
Apart from the pretty lights Dad has also installed the ensuite heat light with exhaust fan. As the weather is getting colder very quickly I am very happy to have that in. He'll be back soon to put in the bedroom lights, but I think I want to get in with some feature paint first.
I am a very lucky girl to have a Dad like mine.

<div class="separator"style="clear: both; text-align: center;">

<div class="separator"style="clear: both; text-align: center;">

<div class="separator"style="clear: both; text-align: center;">

<div class="separator"style="clear: both; text-align: center;">
Lozz+Dughttp://www.blogger.com/profile/16140291931612474166noreply@blogger.com0tag:blogger.com,1999:blog-7121012520255502075.post-56693403338611605392013-08-10T16:22:00.001-07:002013-08-10T16:22:52.047-07:00Waiting for a little red light to turn green - or the NBN waiting gameI have all these wonderful posts ready to be written and uploaded with their appropriate photos, but no Internet. It is so disappointing.

Since moving into The Ponds the neighborhood has been wonderful - great friendly Neighbours up and down the street, beautiful parks to enjoy and long winding walking tracks that allow you to actively explore but the biggest and most annoying downfall is the lack of communication services. The Ponds has the lovely benefit of being in a complete black hole to mobile service and when my telco investigated with Optus, the service provider, about this we were told Optus have no plans in the near future to rectify this. Admittedly there are two places in our house we can get some bars of service - my side of the bed (not Doug's) and in an alcove in the kitchen and random service will appear for lightening fast moments in other sections but these will be enough service for your phone to ring but not for the caller to be able to hear you. Helpful. None of these points are consistent, they ebb and flow like a meandering river. Most of the time our great 3G network is reduced to Edge which is pretty much like being stuck on dial up. I am getting very good at playing "statues" as I try to keep service.
But not to worry a lot of posts were written on the train on the way into work. And then I got slack. And then I ended up in hospital with a detached retina in both eyes. Right eye has been operated on and I am in week number 3 of a 6 week healing time before I get to go through it all again for eye number two. I can't work. I can't drive. I am stuck at home unable to lift anything heavy or work in the garden (by garden I mean clay pit). So I long for Internet. I long for a phone service that I can use anywhere in the house.
Finally we received word on Monday that we were NBN live after months of fighting by our Neighbours who have been in since February to get the system working (not happy Landcom - apparently your advertised "NBN ready when you move in" commitments aren't worth a bar of soap). On Friday NBN were at the house connecting the various different boxes that provide the holy grail of Internet that takes us out of the dark ages. Mr NBN tells me he's going to have to head to the connection box up the street because the access light is red, not green. He comes back. The light is still red. "Well it seems you aren't really live. This happened in Windsor and it took weeks to fix". What!? He's reported it. I've called our Critical Case Worker. He's on to it and "hopefully" we will have a green light by Monday. Tuesday at the latest. I hope he is right, I have episodes of True Blood and Games of Thrones to watch.

<div class="separator"style="clear: both; text-align: center;">
Lozz+Dughttp://www.blogger.com/profile/16140291931612474166noreply@blogger.com0tag:blogger.com,1999:blog-7121012520255502075.post-72077742986216746862013-06-02T14:29:00.001-07:002013-06-02T14:29:21.244-07:00And we're inAfter neither of being able to get the day off work we set mum up at the house to be ready for the installation of the appliances. I took this as an opportunity to have a few more things delivered while she waited. Every time mum called to give me an update somebody else was turning up - from sparkies, plumbers and delivery men the blinds were also installed. Mum, dad and Doug put the bed together before I got home and then Doug and I enjoyed a bottle of wine, pizza straight from the box and Ben and Jerry's straight from the tub. A picnic in our lounge room.
The weekend has been full of drives eternal the Hawkesbury and The Ponds, filling car loads and getting them inside. Mum and Dad have been amazing in their help - seems they are quite eager to get us out!
A sense of accomplishment though as the kitchen, family room and kitchen table are all sorted sans for a few paintings on the wall. But it feels like a home now - so long as you ignore the first few rooms in the house!

<div class="separator"style="clear: both; text-align: center;">

<div class="separator"style="clear: both; text-align: center;">

<div class="separator"style="clear: both; text-align: center;">

<div class="separator"style="clear: both; text-align: center;">
Lozz+Dughttp://www.blogger.com/profile/16140291931612474166noreply@blogger.com0tag:blogger.com,1999:blog-7121012520255502075.post-9366568614614359842013-06-01T02:13:00.001-07:002013-06-01T02:13:54.345-07:00Post handover flooringThe week is now upon us where we are arranging our flooring prior to moving in.
I was going to write a post about the lack of organisation and how the perfect preparation to have tiles, carpet and appliances installed within perfect timing of each other was all in vein, it was going to be a very negative post. And then last night I saw the quality of the jobs. Saw how perfectly lined the tiles were, how perfectly square the carpet is. And then I let the few days of arguing to find out why we had tilers but no tiles and the disappointment of when our carpet was somehow not loaded on the truck in Victoria so would not make installation schedule. These moments have been washed away with simply how in love with our flooring I am. And also because now out place finally feels like it is finished. Let me hear a Woop Woop for no longer having any concrete under foot!

Looking at the mammoth cleaning job we have ahead of us of cleaning the fine layer of grout off the tiles I wonder if we should have just done our flooring with Clarendon. It would have been easier. We wouldn't have to go through this process. It would all be lovely at handover. But then I think of the time and money we have saved. We have been able to get tiles and carpet installed in a matter of days of each other. To be honest the big C would have taken a week for each. Plus an extra week to clean. And another to check.
The money savings are massive. The exact same tiles would have been an extra $2000 and comparing the quality of lay in our home compared to the display homes we are by far ahead.
Carpet we booked during an Easter escape to the central coast. We went in for a rug - a big beautiful shag pile rug that some can understand was on sale but too us is luxury - and came out having bought all our carpet. We secured a builders discount as well here. The company that originally quoted us at our colour appointment was unhelpful, giving me three choices (which upon further investigation the highest quality carpet was the lowest quality at larger chains) and expecting confirmation within 7 days or the offer would be revoked. This really just peeved me and convinced me that doing this after handover was the way to go. And we definitely made the right choice! The slight pattern is perfectly straight with the tiles. There are no joins anywhere - or at least we can't feel them. They were finished by 9.30am - who knows what time they started!

Tonight will be our first night in and I can't wait, despite the night being filled with cleaning and building the bed. Between the glasses of champagne of course!
I am the one that still can not resist having a peak at her Christmas presents before the big day and yet still gets excited at Christmas and today was no different.

Clarendon came to the party on Wednesday afternoon advising us that they would agree to refund us the extra cabling they didn't actually lay. That was a fight harder than it should have been and certainly wasn't worth an argument taking nearly all month to resolve. DH then has to sign the paperwork on Thursday to get a new invoice created. We had already requested the higher amount from the bank and after a quick talk with our broker it was decided that it was better to hand over a higher value cheque and receive a refund from Clarendon.

Our SS met us at the house and he walked us around showing us the items that had been fixed. The painter was still there fixing up the skirting board in the garage so we had the opportunity to have him touch up anything we found (only the electrical box). We set up the appliance delivery date and our SS took us through a folder that explained things to consider when looking after a new home. It also had all of our various certificates in it.
Then it was finally the exciting time - our keys were taken from their packet. First we were shown the window keys. Then the internal garage door key. Then the laundry. Slowly we were taken by each external door being shown that the builders key no longer worked and how our keys worked in the doors. Finally we reached the front door and the official handover occurred!!
A couple of signatures later, a handover of the cheque and a gift of lovely Sheridan towels from Clarendon and the house was all ours!

<div class="separator"style="clear: both; text-align: center;">

<div class="separator"style="clear: both; text-align: center;">

<div class="separator"style="clear: both; text-align: center;">

<div class="separator"style="clear: both; text-align: center;">

<div class="separator"style="clear: both; text-align: center;">

<div class="separator"style="clear: both; text-align: center;">

<div class="separator"style="clear: both; text-align: center;">

<div class="separator"style="clear: both; text-align: center;">

<div class="separator"style="clear: both; text-align: center;">
Lozz+Dughttp://www.blogger.com/profile/16140291931612474166noreply@blogger.com2tag:blogger.com,1999:blog-7121012520255502075.post-53287247541568643842013-05-10T22:32:00.002-07:002013-05-10T22:32:37.898-07:00PCIYesterday we attended our Practical Completion Inspection. Doug and I met with Dad and the Site Supervisor in the afternoon at the house - now without the fence and portoloo - to go through our inspection. Our SS is great, he is knowledgeable and goes through each section thoroughly.
We started with the Final Consolidation report where we systematically went through each section ticking everything off, whilst Doug got distracted eagerly wanting to move onto the "hands on stuff." Finally we were able to get through all of these sections with everyone confident that everything had been included. We then systematically went through the house room by room, testing all light switches, taps and toilets, looking at the paint quality, windows, frames and all other bits and pieces.
The tilers turned up part way through the day to fix the wrong tiles in the laundry. They turned up without tiles, not knowing where the spare tiles were located in the house and proceeded to use a hammer and chisel against the bricks to remove the wrong tiles. SS threatened them with the bill if they damaged any part of the house - and then recommended to us that we didn't go into the laundry whilst they did their work! It was all quite amusing - but glad I chose not to buy my tiles through Clarendon for the $2000 extra cost if these were the guys that were going to do the work.

There wasn't a lot to fix, mainly little bits of paint that needs to be gone over. This is our list:

Plumbing to gutter to be relocated

Brickwork joinery at entrance and in alfresco to be repointed

Bricks around house to be repointed

Scratches in glass of sliding door and one window to be fixed/replaced

Broken window to be replaced

Under oven drawer in kitchen did not close

Missing screw from cabinetry above dishwasher

Missing divider under sink for tea towel holder

Holes in slab to be filled

All globes to be installed

Paint touch ups

Final clean

Skirting board in garage to be made straight (yay WIN!)

From some of the lists I've seen others go through ours seems pretty minor and the overall build quality looks fantastic. SS was walking around with bits of tape himself and was happy for us to mark anything we liked. We do feel that the skirting board conversation - helped very much by Dad simply saying "come on it looks stupid" was a big win and Doug is happy to have been able to get him to agree to get the brickies our to look making a couple of the corners in the brickwork neater. So overall a very successful day.

It is now over to Clarendon's estimators to reassess some of the site cost charges they are not refunding back, due to changes to location of services prior to land registration but after contract signing and then we can happily head off to the bank to receive our final check. SS says he is expecting handover to be in two weeks! Fingers crossed these weeks fly by.

House reaches practical completion on Thursday. And of course we've already been sent the final invoice. Eager to get that across to the bank to hopefully not slow down our end of handover - just a few things to correct on it first. Four weeks ago I was told handover would be in eight weeks. No problem.
Last week we were told we would be told our PCI date this week.
Yesterday we were given a PCI date of 15 May.
So much for the "guaranteed" mid may move in date I was assured of six weeks ago!

Here's some latest update photos: electrical wiring has been completed; plumber has been back; mirrors, toilets and bath has gone in.

<div class="separator"style="clear: both; text-align: center;">

<div class="separator"style="clear: both; text-align: center;">

<div class="separator"style="clear: both; text-align: center;">
Lozz+Dughttp://www.blogger.com/profile/16140291931612474166noreply@blogger.com0tag:blogger.com,1999:blog-7121012520255502075.post-9791180974534302392013-04-13T16:00:00.001-07:002013-04-16T03:53:07.704-07:00Painters & garage doorPainters have been in this week to do their first coat of paint through so we headed over this weekend eager to see their handiwork. Straight away we could see that the garage door had been installed in all of its blue glory and the front door had been stained. The front door stands out a lot at the moment being the only wood element of the house but I am confident that once the decking goes on the front porch and we paint our side gates to match it will look great and make sense - and if it doesn't ill just paint it! The driveway guy was in the area so came and saw us as well. A funny Greek guy who decided to tell us we'd made a mistake with our landscape plan because we weren't having a concrete pathway in the front yard - that didn't go down terribly well! He did the house two doors up and did a great job and whilst opinionated he seems to know what he's doing. Now just to wait for the quote.
During our usual walk around peering in the windows trying to get a good look Doug walked up ahead to look through the alfresco sliding doors when suddenly an excited cry went up "it's open!"
Much to our excitement one of the sliding doors had been left open so we were able to have a sneaky look around! Unfortunately the failure of a skirting board in the garage still hasn't been fixed and one of the cabinets in the kitchen was still wrong but we were finally be able to see the ensuite and bathroom completely with our strong black & white contrast and they look incredible! I loved the moment Doug leant against the wall in the bathroom, smiled, let out a long sigh and said "it looks fantastic" finished with a kiss on my forehead and walked off.
The paint colour has come out great reflecting the warmth that we were after, it does not suit the bathrooms but I knew it wouldn't and always intended to paint the bathrooms and laundry a different colour myself (With only one paint colour included in the package it was an easy decision to do this myself later on!) so I am now busy finding the perfect grey for the bathrooms and a great blue for the laundry. I think I'm nearly there, just got wait until we're in to get some sample pots and give it a go!
We think we are about four weeks away from being given the keys and can't wait. There isn't a lot to finish off now and Doug has a meeting with the site supervisor tomorrow where we will try and get some fixed dates out of him!
Which means the tiles I most want to see - the feature in the shower in our ensuite - is out of viewing range. *sigh* Only 6 more weeks and it will be all ours.
One thing I have noticed though is that the completely wrong tiles are on the back step outside the laundry. It looks ridiculous - stark white INTERIOR tiles outside the laundry door. The correct tiles are laid on the front door sill so why the laziness to lay the incorrect tiles on the back door - it isn't even a variation, exterior tiles on the exterior if the house is part of the package. Grr - something else to add tithe list.
It had been a really hot day but by late afternoon the breeze was blowing and it was a perfect opportunity to go for a walk, meet the neighbours and check out driveways for ideas!
What we didn't expect when we arrived was to see the tradies installing next doors render using an extension cable trailing from our power supply and our water supply, attached directly to our house and trailing across our front yard. We couldn't believe it! We've got photos of them jumping the fence when they were done! When we called our SS on Monday he was not impressed either. One thing is for sure if Clarendon won't pay for our water bill that came in Allworth certainly will be!
What is also annoying is that the entire side of our house is now splattered with render from their build. Not only do their tradies steal they are also take no care with neighbouring properties. Glad we hadnt already moved in and had our final clean. Very unimpressed and know exactly who my next build will not be with!Lozz+Dughttp://www.blogger.com/profile/16140291931612474166noreply@blogger.com0tag:blogger.com,1999:blog-7121012520255502075.post-43922642583034719252013-03-07T12:46:00.001-08:002013-04-16T03:54:34.752-07:00Cabinetry - kitchen and bathroomsWent for a sneaky looksy yesterday to see how locked up "locked up" really was and low one of our triple stacker sliding doors has been completely ripped our - frame and all :O I wonder what on earth what went wrong there! Obviously something they weren't happy with. But I'm glad problems are being addressed whenever they come up.
I've been nervously waiting for our kitchen to go in to recon firm our colour selections. I was confident with them, loved interior design images of the same thing - but this past week I had developed some nervousness worried that perhaps I had gone too far... But instead I am thrilled!! I am so happy with how the island bench has really become a feature. I recently found some beautiful blue coloured subway tiles that I had thought would have been brilliant as our splash back and became disappointed in our only white option, but now after seeing the cabinets in I am so glad we stick with the white. The blue tiles would have been a competition for the eye in the kitchen where the dark cabinets really should be a feature. A simple red kettle on the bench will give the kitchen the pop of colour it needs .... Oh and I'm going to paint the pantry door aqua for a bit of fun. Haven't told Doug yet. Wonder how that will go down!
Bathroom cabinets, tips and sinks are also in. Similar colours as the kitchen but reversed. Can't wait to see the tiles to in so that I can confirm what is in my mind is right.
Ooooh it is getting so exciting! Hand over is just around the corner!!
Here's done photos - excuse the really poor quality, only had my phone as the sun was setting.
1. Today the carpenters are in completing lock up
2. Kitchen cabinets will be installed by the end of the week
3. Tiles will start next week
4. PCI will be in six weeks
5. We will have the keys in 8 weeks, perhaps even less

Woohoo! Better get on to the tiles, carpenters, furniture delivery etc to start setting up dates. Particularly after the summer we've had.
Came home to see the house has been fully gyprocked along with all cornices complete. It is finally looking like a house! It's amazing to finally be able to get a feel for the size of all the rooms.
Before we went away Doug had a meeting with the SS, which was a great opportunity for him to get up to speed on everything. He said the meeting went well and he was really impressed with how quickly the SS auctioned items.
The exciting news was that once we get to lock up handover is only 8 weeks away!
Not only have we had all internal wiring complete, but the down pipes have been installed and the cladding for the eaves is lying eagerly in wait. DH came home on Wednesday, a day late due to very rough weather at sea, and I was finally able to take him out to the house this weekend to check it out blast time he was home the frame had been delivered but not built yet so a lot of changes had happened. My photos just don't do it credit
And also what a past week! We are currently a couple of weeks away from lock up :) and Doug has come home in time to check it out before then!
All electrical has been completed along with plumbing. We decided to head up the coast for a bit of time together on his first weekend home. The weather was awful so instead of the planned lying on the each all weekend we found ourselves in the shopping centre, where a rug in sale caught our attention. It was beautiful, white, thick and soft - perfect for under the family room couch. During chats with the sale guy we mention were building, we are then sitting down measuring up our plans and selecting carpets. Before you know it we have selected the carpets for our house - a compromise if soft, sink your feet in warmth for the bedrooms to keep me happy, and short haired, patterned texture for the living areas for Doug. We needed a breather so stepped our to think before we placed the deposit and walked into beacon lighting. Bad decision. After walking out with a great light for over the dining room table we sucked it up and placed a deposit on our carpet. A busy weekend and my little beetle probably breathed a sigh of relief after we pulled the huge rug out of the back of it!

<div class="separator"style="clear: both; text-align: center;">

<div class="separator"style="clear: both; text-align: center;">
Lozz+Dughttp://www.blogger.com/profile/16140291931612474166noreply@blogger.com0tag:blogger.com,1999:blog-7121012520255502075.post-66494150131556550522013-01-20T23:23:00.001-08:002013-01-20T23:23:53.389-08:00Oh hello sarking - so I was a bit prematureTurns out there was nothing to worry about. Procedure these days is to pre cut the batons and "rest" them on the roof in preparation of sarking and tile installation. So when I called our SS this morning the response was "it's going on as we speak". It sounded like he got that call a lot!
Roof should be finished tomorrow. Dad drove past tonight and says all of the sarking is complete and the front few tiles are done. No photos though - I need to convince Dad to start taking photos when he goes past!Lozz+Dughttp://www.blogger.com/profile/16140291931612474166noreply@blogger.com0tag:blogger.com,1999:blog-7121012520255502075.post-962625615035497412013-01-19T22:17:00.001-08:002013-01-19T23:26:07.281-08:00Roof tiles are here ... But where's the sarking?The Clarendon team have been straight back into it after their Christmas break by hey haven't wasted time in getting the gutters up and now our roof tiles have been delivered. I'm told these will be laid Monday and Tuesday next week. We are LOVING seeing the colours come together for the exterior and I must say we're pretty chuffed with ourselves right now, and have breathed a sigh of relief to see that the new bricks are in keeping with our colour combinations. Now just to wait for the render to be painted and the garage door to go on to see the while effect.

Our big concern at the moment is that while the roof tiles have been delivered and it looks like the batons are in place, there is no sarking anywhere to be seen. Doug asked me to double check that our SS had this under control a week ago but I decided I could trust them. Now all Doug's saying is "I told you so!" Text has been sent to the SS on Saturday morning and tomorrow will be a quick phone call to find out what's going on
The brickies worked hard through sweltering conditions (we hit a high of 36C on Thursday and the rest of the week had been certainly heading this way!) and after only 4 days they were completed in time for their holiday break.
We couldn't be happier. After the sudden change in bricks we have nervously waiting for this section to be completed. We love the smoother texture and the shade they are. They seem to be not too dark and not too light all at the same time. It will be exciting to see the roof go on, the facade completed and the garage door added to finally be able to see it all together and not just in little tiny pieces. (On a side not I really wish Clarendon would use a simulation program so that you could see what your choices would look like and not really on the owners imagination)
After the chaos of the brick choices this morning I was happy to see that internal plumbing has been done. It looks completed to me, but who knows to my untrained eye!

The most exciting part was seeing that the concrete has been cut for where the alfresco doors will go. Very happy this has happened. That should mean these doors should be up soon and I'll start to get a better feel of how things will flow.

And to be honest perhaps this is what I was expecting (after all the two story next door has been at a stand still for weeks & the single two doors down is angry because his builder has now said his bricks are not available).

And it turns out neither are ours - by a week. Only a week. In normal times of the year I don't think this would have been an issue at all, but with the Christmas deadline approaching our SS has made it clear if we do not change our bricks we will not have them done before Christmas.

The choice is an upgrade of brick - something Doug and I did not want to do (we decided to spend our money through the interior instead). When I mentioned this to the SS he assured me the change would be at the expense of the supplier.

So today was a day on the phone, speaking to our CSA and back to the colourist. She had selected a brick that was the same tones but a smoother brick (and actually the same brick range we had looked at for our "wish" list). She was nice enough to let me borrow the sample to consider but could not confirm if the change would be free or at a charge.

Such a shock of a conversation for Doug to have when he rang and he was quickly on his emails to see the photos I had taken to see if he was happy with the change. We started to prepare our "we're not paying" conversation (I'm a bit weak at these as Doug has always been the negotiator between us).

UPDATE:
9am Tuesday morning I received a phone call from the colourist confirming the change would be free, that the brick was in stock (ah phew, thought this would have been checked first!) and explaining the next steps.
Bricks will be ordered today and an email would be sent to The Ponds Design Board and Blacktown Council explaining the change and getting new paperwork completed (since now our construction certificate is out of date). I have been told bricks will be delivered on Monday.
Now lets hope the organisation process will be correct and the bricks will go up straight away because it would be really frustrating if we could have his had our original brick.

In street news, both the two story and house across the road have had their bricks finally delivered. Still no word on the house two down

Original brick: Austral Everyday Life "Leisure"
New brick: Austral Metropolis "Marcastie"
Come on how much copper are you really going to get out of a small length of electrical coil?

Hope they get the shock they deserve sometime soon.
And we are looking more and more like a house :)

Interesting as well - all of the windows are in and door frames, but the alfresco doors are still laying on their sides? Could it be? Could our new SS have gotten to them in time to ensure the concrete can be cut?
